Paul Chisholm – President
With over thirty years working in various capacities of property management, Paul Chisholm has developed a strong reputation throughout the industry. Paul began his career in property management in 1980 when he became a partner at Highmark Properties which was then a small Toronto based property management firm. During the period from 1980 to 1996 he helped to develop the company into the third largest third-party property management firm in Canada with a portfolio in excess of 25,000 residential units under management. After selling his interest in Highmark Properties in 1996, Paul started HiStar Property Management and grew it to one of the largest firms in Ontario. In 1998 HiStar Property Management merged with Greenwin Property Management and Paul was made Chief Financial Officer at Greenwin. Paul was responsible for all financial related aspects of the company and the over 50,000 units under management. In 2001, while at Greenwin, Paul received the FRPO (Fair Rental Policy Organization of Ontario) award for Member of the Year.
In the spring of 2002 Paul left Greenwin Property Management to form Berkley Property Management which continues to provide condominium, rental and commercial property management in Southern Ontario. As owner and president of Berkley Property Management, Paul overseas all aspects of the company's portfolio.
Paul sits on the board of the Federation of Rental-Housing Providers of Ontario. He obtained his Bachelor of Arts degree from The University of Toronto in 1971 and his Masters Degree in Business Administration from York University (now The Schulich School of Business) in 1974. Paul also holds a Chartered Accountant designation that he obtained through the Institute of Chartered Accountants of Ontario.
Paul Melady – Vice President, Operations
Paul Melady began his property management career in 1986 as a student lifeguard with Highmark Properties where he eventually accepted a position as a Junior Property Manager upon graduation. At Highmark, Paul developed a strong reputation among his residents and property owners, quickly advancing him to the role of Property Manager. In 1996, Paul join HiStar Management along with Paul Chisholm and was given Regional Manager responsibilities for Southwestern Ontario. When Greenwin Property Management purchased HiStar Management in 1998 Paul accepted the position of Operations Director for Western Canada. After leaving Greenwin in 2002, to join Berkley Property Management, Paul received the FRPO (Fair Rental Policy Organization) award for Property Manager of the Year in recognition of his contributions and experience in all facets of commercial, condominium and multi-residential management.
Paul obtained his Honours Bachelor Degree in 1988 from York University.
Richard Jaikaran – Vice President, Finance
Joining Berkley in 2003, Richard has over 20 years of experience in Real Estate and Management. Starting as a Property Accountant, he is the current VP of Finance and a Chartered Professional Accountant (CPA, CGA).
With an Honours Degree in Accounting from York University, Richard has held various positions in Management and Accounting. He brings knowledge and expertise in all aspects of Property Accounting including Residential, Condominium and Commercial.
As a senior member of the management team, Richard oversees and manages the internal accounting system and all accounting staff. He is responsible for all financial reporting, budgeting, forecasting and the day-to-day financial operations.
Shanaz Usman – Director, Administration
Shanaz Usman started her property management career in 1986 and has since held positions with some of the largest property management firms in the GTA. After joining Highmark Properties in 1988, Shanaz grew her responsibilities to Manager of Administration and continued to hold that position at both HiStar Property Management and Greenwin Property Management before leaving Greenwin in 2002 to join Berkley Property Management as Director of Condominium Administration.
In addition to Shanaz's administration duties, she is an experience property manager with extensive knowledge of the industry and particular expertise in condominium management.
Shanaz is also an active member of ACMO (Association of Condominium Managers of Ontario).
John Wannamaker – Director, Condominium Operations
John Wannamaker has been in the property management industry since 1990 and has worked for large and medium companies like Greenwin Property Management, and Berkley Property Management Inc. John joined Berkley Property Management Inc. in 2013 as the Team Lead and Director of Condominiums directly overseeing property managers, and providing direction and support to their condominium portfolio and onsite support staff.
Developing skills, with hands on experience and knowledge John has held various property management positions overseeing the management of large and medium sized condominium corporations. John specialized in providing customer services to condominium, and commercial clients. As a professional manager, John holds the designation of Certified Property Manager through the Real Estate Institute of Canada. The CPM® is the highest designation in property management field. John is a Certified Manager of Condominiums (CMOC) and also holds the Associate Reserve Planner (ARP) Designation. John assists corporations to better understand, plan and implement their Reserve Fund Study's, Building Condition Audits and Operations.

At Berkley Property Management we have a small dedicated well trained staff who enjoy their work and working with each other. At our Longbridge office we have accountants, administrators and support staff whom will be happy to assist you with any query that you have. Our Property Managers usually work from different sites within our mandate as we are not a "Head Office" oriented firm. In actual fact our company philosophy is that we are a "Client" oriented firm and that everything works to this end.
